FAQs

Is the office ready to move in, or do I need to bring my own furniture?

Many of our Brooklyn office spaces are move-in ready. You can choose from a selection of furnished pre-built offices designed for immediate use. Prefer to bring your own furniture? That’s no problem. Many of our Tenants prefer to furnish themselves.

How big is the office space? Will it fit my team comfortably?

We offer a wide range of NYC office spaces including offices for smaller teams (2-10 people) to expansive DUMBO office lofts that can accommodate teams larger than 50. Whether you’re a team of 2 or 200, we’ll help you find a space with the right layout and square footage to fit your team comfortably.

How much space or square footage do I need based on the size of my company?

The general rule of thumb is about 200–250 square feet per employee, depending on your layout preferences. If you’re a team of 10, you’ll likely need 2,000–2,500 square feet. Teams that prefer open workstations may need less, while those looking for private offices, meeting rooms, or lounge areas may need more. At Two Trees, we offer a range of Brooklyn office spaces, from small private office suites to spacious DUMBO lofts, and we’re happy to help you find the right fit—or customize one to grow with your team.

Let us know your headcount and work style, and we’ll recommend the perfect NYC office space to meet your needs now and into the future.

What lease terms can I expect. Is there flexibility if my needs change or business grows?

The minimum lease length is 18 months. If you are ever in need of more space during your lease term, we will work with you to find you a larger space or additional office space, with no penalty or fee.

Can I personalize or redesign the space to fit my brand?

Absolutely. Our Brooklyn office lofts and private office spaces are highly customizable. You’re welcome to bring your own design vision, and our team is here to support branding, buildouts, and full renovations to create a workspace that feels like yours.

What kinds of businesses can use this space?

Our office buildings currently house a diverse mix of businesses—including tech startups, creative agencies, design and architecture firms, legal teams, nonprofits, and media companies. Whether you’re looking for a collaborative DUMBO office with character or a more polished private office in Brooklyn, our spaces are already home to companies like yours and are designed to support a wide range of workflows and industries.  We do not accept medical use in our office spaces.

When can I access the office? Is it open 24/7?

One of the great perks of having a private office is the 24/7 access. Your team can work on your schedule. Early mornings, late nights, or weekend sprints—your Two Trees Brooklyn office is always open when you need it.

Are there shared amenities?

Yes. Our Brooklyn office buildings feature shared amenities that support productivity and comfort. Onsite amenities include oversized landscaped rooftops with spectacular views of Manhattan, the Brooklyn Bridge and East River, shared tech-enabled conference rooms, wellness rooms, bike storage, on-site parking garages, and more. Plus, your dog is always welcome. Our offices are pet friendly.

What’s the neighborhood like?

DUMBO is one of those rare NYC neighborhoods that really has it all. You’re right on the Brooklyn waterfront, with postcard views of the Manhattan and Brooklyn Bridge and the city skyline just outside your door. It’s home to a creative, tight-knit community—think design and architecture studios, startups, artists, and media companies—all working and collaborating in the same few blocks.

There’s no shortage of great spots to grab coffee, meet clients for lunch, or unwind after work—independent shops, waterfront parks, and some of Brooklyn’s best restaurants are all within walking distance. Whether you’re here every day or just a few times a week, DUMBO has a rare mix of inspiration, convenience, and community that makes coming to the office something to actually look forward to.
