The Best Brooklyn Neighborhoods for Tech and Creative Companies

Brooklyn is now a first-choice headquarters for tech and creative companies, not the cheaper backup to Manhattan. The talent already lives here, the cost per square foot runs well below Midtown and Midtown South, and the buildings have character that helps companies recruit. But Brooklyn isn't one market.

Who should look at DUMBO?


DUMBO fits design-forward tech and creative companies that want the office itself to do some of the recruiting. The neighborhood spent two decades clustering agencies, product teams, and architecture, design and other creative studios in the same few blocks, so the network effect is real: your next hire, collaborator, or client is often already there. The product is loft space in converted industrial buildings, high ceilings and big windows and concrete or original wood floors, which lands differently than a glass tower and tends to be preferred by creative talent. You are on the water, both bridges are overhead, and the East River ferry and the F, A, C, 2 and 3 trains put Manhattan and broader Brooklyn within a short commuting distance.

Who should look at Williamsburg?

Williamsburg is Brooklyn's newest high-spec office option, best for teams that want brand-new space and a neighborhood that doesn't switch off at 6pm. The anchor is The Refinery at Domino, the landmark Domino Sugar Refinery rebuilt behind its preserved brick facade into modern office, so you get new systems, new buildout, and floor-to-ceiling glass rather than a retrofit. The draw is live-work-play: the Domino development, the waterfront park, and the bars, restaurants, and hotels that make it easy to recruit and easy to keep people around after hours. The L, plus the ferry and the J, M, Z nearby, connect you to Manhattan and to the talent that already lives in north Brooklyn. It has become a magnet for venture-backed tech and AI teams, as well as consumer product brands and creative agencies.

Where else to look

Downtown Brooklyn. If you need a large contiguous block of space, or your work is government-adjacent, Downtown Brooklyn is the practical pick. It has the borough's tallest towers and biggest floorplates, its deepest transit, and proximity to the courts, Borough Hall, and municipal offices.

Brooklyn Navy Yard. Built for companies that need to make things on site. Taller ceilings, lower rates, and room for heavier manufacturing and fabrication. The tradeoff is access: it is the hardest of these to reach by transit, so it fits teams for whom the workspace matters more than the commute.

Sunset Park / Industry City. Suited to smaller makers and studios that want affordable square footage in a campus setting. It is more workshop-and-showroom than headquarters, and it works well for earlier-stage teams that value space and price.

Gowanus. The one to watch. The recent rezoning is bringing new mixed-use construction, and the area still has a raw, creative-studio character that appeals to design and product shops willing to be early to a changing neighborhood.

In short, if you want an established creative-and-tech cluster with loft character, look hard at 45 Main Street, 55 Washington Street and 20 Jay Street in DUMBO. If you want brand-new high-spec space with a neighborhood built around it, look at The Refinery or Ten Grand Street in Williamsburg.

One last thing worth knowing

Whatever Brooklyn neighborhood you land on, the move itself may pay you back. New York City's Relocation and Employment Assistance Program (REAP) gives a tax credit to companies that move eligible jobs from Manhattan below 96th Street into Brooklyn, applied per employee, per year, for over a decade.
